Signs it's time to replace your water heater
A gas tank water heater usually lasts 8 to 12 years. These signs mean yours is near the end:
- The tank is 10 years old or more
- Rusty or discolored hot water
- Water around the base of the tank
- Hot water runs out faster than it used to
- Popping or rumbling while it heats
- Rust on the tank, the fittings or the relief valve
A leak from the tank itself can't be repaired. If you see water at the base, turn off the cold water supply to the tank and call us before it gets worse.
Water heaters we install

Most homes use a 40- or 50-gallon tank. A larger household, a big soaking tub, or several showers running at once may call for more. We size the new water heater to how your household uses hot water.
Water heater repair
Some problems are worth repairing: a pilot that won't stay lit, a worn thermocouple, a failed gas control valve or a dripping relief valve. We'll tell you whether a repair or a replacement makes more sense for your tank's age.
Replacement day
Most water heater replacements take a few hours. Our technicians:
- Shut off the gas and water, then drain and remove the old tank
- Set the new water heater in place
- Connect the gas line, water lines and venting
- Install the relief valve and its discharge pipe
- Fill the tank, light it and check for gas and water leaks
- Check the venting draft and set the water temperature
- Take the old tank away
